Texas Residential Real Estate

We buy Texas homes
and hold them for good.

Lone Star Phoenix Holdings is a Texas limited liability company that acquires, renovates, and manages residential property across the state — direct, without brokers, on terms sellers can actually read.

  • Direct buyer — not a broker
  • No commissions or fees
  • We buy as-is
  • You choose the closing date

01 — Approach

Three things, done carefully.

We are not a wholesaler and we are not flipping paper. We underwrite the property, put real money into it, and keep it on our balance sheet.

01

Acquire

We buy directly from owners and estates — inherited homes, tired rentals, relocations, properties that need more work than the retail market will tolerate. One point of contact from first call to funding.

  • Cash, seller finance, or subject-to
  • Written offer, plain language
  • Close in as few as 14 days
02

Improve

Every acquisition gets brought back to a standard we would live in ourselves: systems, roof, envelope, then finishes. Licensed trades, permitted work, no lipstick over deferred maintenance.

  • Scope built before we close
  • Permitted, code-compliant work
  • Neighborhood-appropriate finish
03

Manage

Held long term and managed in-house. Residents get a maintained home and a responsive landlord; the asset gets consistent care instead of the churn that grinds down housing stock.

  • In-house leasing and maintenance
  • Long-hold, low-turnover strategy
  • Neighborhoods we know

02 — Buy Box

What we're looking for.

If your property fits — or if you think it almost fits — send it over. We answer every submission, including the ones we pass on, and we'll tell you why.

03 — Subject-To

Sometimes the best thing about a house is its mortgage.

A subject-to purchase leaves your existing financing exactly where it is and moves the deed to us. We take over the payments and everything that comes with the house. For a seller with a good rate and thin equity, it very often nets more than a discounted cash offer or a listing ever could.

  1. 01

    The deed transfers

Title conveys to Lone Star Phoenix Holdings at a Texas title company and gets recorded with the county — the same closing, the same paperwork, the same protections as any other sale.

  2. 02

    The loan stays put

Your existing mortgage remains in place at its original rate and terms. It isn't paid off and it isn't refinanced — which is exactly the point when that rate is better than anything available today.

  3. 03

    We make the payments

From the closing date forward, the note, the taxes, the insurance, the repairs, the tenants, and the 2 a.m. phone calls are ours. You're done being a landlord or a homeowner.

When subject-to is the right fit

  • Low fixed rate, but little or no equity to sell into
  • Payments you'd rather not keep making
  • A rental you're tired of, with a tenant already in place
  • Commission and repairs would eat what a listing nets you
  • A relocation, a divorce, or a payment reset moving faster than a conventional buyer's loan
  • Behind on payments, with the clock running

What you should know going in

  • The loan stays in your name until it is refinanced or paid off. We'll commit to a payoff window in writing rather than leave it open-ended.
  • Nearly every mortgage has a due-on-sale clause. Lenders rarely call a loan that's being paid on time, but the right is theirs and we're not going to pretend otherwise.
  • Payments run through a third-party servicer so you get an independent, verifiable record of every payment we make.
  • Everything is in writing, at a title company. Have your own attorney read it before you sign — we'd rather you did.

We also close with

  • All cash
  • Seller financing
  • Cash + subject-to hybrid
  • Conventional with a lender
Ask if subject-to fits

04 — Process

Four steps. No surprises.

  1. 01

    Tell us about the property

Address, condition, and what you're trying to accomplish. Five minutes, no obligation, no credit pull.

  2. 02

    We underwrite it

We pull comps, estimate the scope of work, and walk the property — once, at a time that works for you.

  3. 03

    You get a written offer

Often two: a cash number and a terms number, with the math behind both, so you can see which one nets you more.

  4. 04

    Close on your date

At a Texas title company of your choosing. You pick the day; we cover standard closing costs.

Texas only. On purpose. Every property we own sits inside one state's recording system, one set of statutes, and a day's drive of our own front door.

05 — About

The name is the thesis.

A lone star for where we work, and a phoenix for what we do with what we buy. Most of the homes that come to us have been written off by somebody — a bank, an heir, a landlord who ran out of road. Our whole business is taking those buildings and putting them back into service.

Lone Star Phoenix Holdings LLC is a Texas limited liability company operating as a principal — we purchase real estate for our own portfolio rather than listing it for others. That distinction matters when you're selling: there is no commission, no listing period, and no financing contingency waiting to fall through in week three.

Staying inside Texas is a deliberate constraint. It means we know the counties, the appraisal districts, the title companies, and the trades — and it means that when we structure something creative, we are doing it under laws we actually practice in.

We would rather do a small number of transactions well than a large number loudly. If we're not the right buyer for your property, we will say so and point you toward who is.

06 — Contact

Let's talk about your property.

Tell us what you have. We'll respond within one business day with either an offer range or a straight answer about why it isn't a fit.

No obligation. We don't sell or share your information.
